Fair Housing Statement

Protected classes
We do not discriminate against any applicant or tenant on the basis of:
Federal protected classes (Fair Housing Act)

- Familial status (including children, pregnancy, custody)

Reasonable accommodations and modifications
Applicants and tenants with disabilities have the right to request reasonable accommodations (changes to rules, policies, or services) and reasonable modifications (physical changes to the unit or common areas) that are necessary to use and enjoy the home. We engage in an interactive process in good faith and approve requests unless they would cause an undue burden or fundamentally alter the nature of the housing.

Service and assistance animals
Service animals and emotional support / assistance animals are not pets under the Fair Housing Act. They are allowed at all our properties regardless of any "no pets" policy stated in a listing, and we do not charge pet rent or pet deposits for them. We may request reliable documentation of disability-related need for an emotional support animal, consistent with HUD guidance.
Source of income
Per RCW 59.18.255, we accept all lawful, verifiable sources of income, including but not limited to wages, Section 8 / Housing Choice Vouchers, Veterans Affairs Supportive Housing (VASH), Social Security (SSI/SSDI), child support, alimony, retirement and pension income, and assistance from non-profit and faith-based organizations. When evaluating income against our rent-to-income standard, vouchers and rental subsidies are credited against the rent before applying the multiplier.
Filing a complaint
If you believe you have been the subject of housing discrimination, you have the right to file a complaint with any of the following at no cost:
- U.S. Department of Housing and Urban Development (HUD) — file online or call 1-800-669-9777 (TTY 1-800-927-9275).
- Washington State Human Rights Commission — file online or call 1-800-233-3247.
- Northwest Fair Housing Alliance — nwfairhouse.org, 509-325-2665. Provides free assistance to renters in Eastern and Central Washington and the Puget Sound region.
- Snohomish County Office of Human Services for tenants in Snohomish County properties.
